The completion of this development is due 2008-early 2009 and building is expected to start in October 2006. This project is aiming for the higher end of the market as far as specifications are concerned. All clients have a choice of pre-chosen kitchen designs all with granite worktops and a high-end appliance manufacturer; this can be designed on line by the client. The floor coverings will be in line with typical top-end Spanish developments as will the bathroom fittings and wall tiles. Getting to Saidia at the moment is not as easy as we would like, for instance you have to fly from Malaga to Melilla (7 flights a day) which is a Spanish enclave actually in Morocco and about 40 minutes from Saidia. It is quite easy once you have done it a few times but it does mean going through the Spanish � Moroccan frontier which is pretty time consuming. Oujda International Airport is 25 minutes from Saidia on a brand new road built to service Mediterranean Saidia. Flights from all over Europe are expected there by the end of 2007 (as Mediterranean Saidia will have 11 000 hotel rooms� available and over 3000 holiday homes). There are some flights already from Paris, Amsterdam and Brussels and quite a lot of internal flights from places like Casa Blanca to Oujda. Recently Air Maroc has started to fly from Malaga to Nador International Airport which is also about 30-minute drive from Saidia. To make it easier to get there we are negotiating with a private charter company to fly initially every Friday from Malaga to Oujda. These flights should start the third week in January 2006 and we will advise on cost and timetable, but it will be leaving in the morning and coming back in the afternoon.
The payment structure for Le Jardin de Fleur is as follows: 20% PPC and 20% payable on the start of construction and 60% on completion. Mortgages can be obtained through a number of major national banks
They will lend up to 70% of the purchase price. Obviously with completions taking place late 2008 � mid 2009, we have time to negotiate a favorable and easy solution for mortgages, if required.
